Terms and Conditions

‘Us’ and ‘˜We’ refers to ‘Ashlack’, a trading name of Ashlack cottages Ltd, Beckstones cottages Ltd, Beckstones Farmhouse Ltd, and Knittleton Cottages Ltd.

‘˜You’ refers to the person making the booking and to all persons staying at Ashlack.



To make a booking, a 50% deposit is required payable by credit/debit card, paypal, or bacs transfer. The remainder of the payment must be made no later than 30 days before your arrival date. For bookings with arrival dates in less than 30 days, full payment must be made by you to secure the booking. For enquiries payment details will be sent out by us in an email confirming your booking.

All online bookings are provisional until confirmed by email or in writing.


We do not accept bookings from groups where all members of the party are under the age of 25. Anyone making a booking must be over the age of 21 and is responsible for the actions of all members of the group .


By booking your holiday at Ashlack, you agree to the following terms and conditions:



All accommodation is available from 4pm on day of arrival and must be left in a clean condition not later than 10am on the day departure.


You must leave no later than 10am on the day of departure. All accommodation should be left clean and tidy with the keys. All rubbish is to be disposed of responsibly in the bins provided. Please strip your beds of linen and leave in a pillow case on the bed.


When you make a booking and pay the deposit, an email confirming the dates and times of your holiday is sent to you. Booking, payment and email confirmation is considered the establishment of a legal contract between you and us.


We understand that circumstances change and emergencies occur which may mean that you need to cancel your booking. If a booking is cancelled 6 weeks prior to the arrival date, the deposit will be refunded minus a 25% admin fee. Deposits will not be returned for cancellations within the period 6 weeks prior to arrival.


Extreme Conditions: Ashlack reserves the right to cancel a holiday at short notice if for unforeseeable circumstances we are unable to provide suitable accommodation due to extreme weather conditions, ill health, fire or administration or any other extenuating circumstance. Under such unlikely circumstances, any monies received by us from you will be returned in full.


If, on your arrival you find any items or fittings, utensils, crockery or cutlery is broken, damaged or missing, please report it by ringing 01229 889108 and we will do our best to repair or replace the item/s. We do accept a degree of wear and tear but should any damage or breakage occur during the period of your stay or you break or damage anything belonging to us, you are required to report it. You may be held responsible and may have to bear the cost of any repairs or of replacing broken items.


If accommodation has been left in a condition that we consider to be unreasonable in its cleanliness and/or tidiness, we reserve the right to charge for its cleaning and tidying.


You are responsible for your safety and well-being during your stay with us. You will be staying in a rural location with the associated risks of injury. While we will take reasonable measures to ensure you have a safe stay, we cannot accept responsibility for injury or death during your stay with us, unless there is a clear case of negligence on our part.


You are responsible for the supervision of the children in your group at all times. Ashlack accepts no responsibility for injury occurring on our site.


Fires are restricted strictly to the wood burning stoves and open fires No open fires are allowed in any other areas. We provide wood for use in the woodburning stove and open fires If extra wood is required during your stay please ring 01229 889108


Guests will be held responsible for any fire, damage or alteration to the structure caused by negligence.


Ashlack cannot be held responsible for any lost or stolen property. While there are locks on the doors, the security of your property is ultimately your responsibility.


All our accommodation hold a strict NO SMOKING POLICY and smoking in any of our accommodation could result in a fine of up to £100 in order to clean to a satisfactory standard. Anyone who smokes outside of the accommodation is responsible for disposing of their cigarette butts and NOT littering the surrounding area.

We do accept well behaved dogs on the strict grounds that they be kept under control at all times and they do not go on the furniture and/or damage any property. We reserve the right to ask guests to leave if their dog is not kept under control. We are based on a working farm, if any dogs chase or worry the livestock, the owners will be asked to leave. If you do not feel confident that your dog will not worry the livestock, you are asked not to bring the animal with you. A small charge is made to cover the extra cleaning however if the extra cleaning required is excessive, or dogs have been on the furniture or in the bedrooms we reserve the right to charge a further £30 . Should this be necessary we will contact you as soon as we can after your departure.

Day visitors are welcome, although the facilities are for the sole use of the residents.

We reserve the right to change our prices as we feel necessary. Bookings made prior to any changes will be liable to pay the price given at the time of booking.

‘Ashlack’ is committed to ensuring that your privacy is protected. Should we ask you to provide certain information by which you can be identified when using this website, then you can be assured that it will only be used in accordance with this privacy statement.

‘Ashlack’ may change this policy from time to time by updating this page. You should check this page from time to time to ensure that you are happy with any changes. This policy is effective from 9th February 2012.

What we collect

We may collect the following information:

  1. Name, and contact information of you and/or other members of your group / family
  2. demographic information such as postcode, preferences and interests
  1. other information relevant to customer surveys and/or offers

What we do with the information we gather

We require this information to process your booking and to understand your needs and provide you with a better service, and in particular for the following reasons:

  1. Internal record keeping.
  2. We may use the information to improve our services.
  3. We may periodically send promotional emails about new products, special offers or other information which we think you may find interesting using the email address which you have provided.
  4. From time to time, we may also use your information to contact you for market research purposes. We may contact you by email, phone, or by mail.



We are committed to ensuring that your information is secure. In order to prevent unauthorised access or disclosure, we have put in place suitable physical, electronic and managerial procedures to safeguard and secure the information we collect online.

How we use cookies
